There are websites that you can use to manage your properties, I know for a fact that Avail automatically reports payment and non-payment to the credit bureaus.

I get a commercial loan from a local bank with the following terms;1. 5.25% Interest Rate2. 20 Year Amortization3. 5 Year BalloonNow even though it's a commercial loan, I have to personally guaranty the payback and bank DOES report it all three major credit bureaus.

IF someone opts for the restructure/loan modification, which also apparently means the new loan will be a 40yr term, no choices on points paid, interest rate or payment amount AND the borrower is effectively "locking in" the past dues with the credit bureaus (in our case we would have been locking in 180days past due).
