I'm in the land clearing business, specifically forestry mulching <--Wikipedia Link, and have seen customers flip land by having us mow the brush.  

The flipper and builders in my town paint all the walls light gray, white trim, use a grayish vinyl planking through most of the house, install white cabs, ss appliances, have nicer countertops, and use brushed nickel or bronze a lot.

It would be helpful to brush up on your local market and find out what areas are allowing STR's and if STR's make sense in that area (AirDNA will help determine that).

Don't believe it can happen, lol, you need to brush up on your history, MODERN history, U.S. did it before, and will 100% do it again in such a scenario, because they will need to and can.

The demand and quality/age of houses in those areas drive prices above what can be justified for rentals, as the rent rate doesn't reflect these increased values.In Cleveland, you have 16K houses though, and million plus homes, painting with a broad brush (Cleveland is a good market to invest, Cleveland's housing stock is old) is the same as USA today saying housing is down.

I am currently doing a flip and will use enamel on the exterior trim on it, but I forgot how much I hate cleanup of brushes and work area.
