With the new info you provided, the land does come in about 60-70% for other similar propertiesDoesnt make sense why land is so high to meI would think this would be ripe for a class action lawsuit but thats just my uninformed guessing

I’m currently trying to decide between two 3 bedroom units (one is roof top with gulf views and boat slip, other is ground floor with direct access to pool and big patio) , or a one bedroom in the same building that’s also roof top with gulf views (I believe sandpiper).

They admitted to charging the same for other turnovers, so if it is fraud, it seems like grounds for a Class Action lawsuit?

My higher quality property Class A is doing well but the lower quality ones, Class C are not.

And California also capped security deposit, thus literally robbing landlords by AB 468 that's faking human right issue.If there is class lawsuit, I want to be the first to jump on.But my question is, why landlords are so docile to this evil law? 

I know many buyers will go with the flow and not object, but I'm especially curious about the experienced investors and people who aren't afraid to rock the boat to save some money.

And as you said there's a boat load of STRs in Riverside/Avondale/Murray Hill. 

Unless other arrangements are made in writing by the tenant, the landlord shall mail the itemized list and any amount due, by first class mail, to the tenant's last known place of residence.

I am not sure that it will continue forever though, with the Exodus of the middle class out of that state.
