Not gonna turn this forum into political views lol Back on the topic for the original question@Eddie Torres I agree with the others, some communication to the seller about how you're not a large firm buying up the property to bull doze and put a Walmart in is well within the safe to disclose content.You being a family man and purchasing this property for you family's financial well-being is to me noble.

In my view, the only reported behavior that could lead to your action is the driving too fast if it rises to the level of a lease or law violation, but you should investigate to get facts that could prove the allegation before taking any corrective action against that tenant. 

@Keith HowesWhen you think about renting out your primary residence, it's key to look at many details from both an investor and a family view.

Currently it is my view that their performance is enough to barely justify the additional work involved.

They are located either in the mountains or with mountain views and are extremely rural.

The problem is these are automated values that don't factor things in like views, condition, or even if one block of homes sells for more or less than another. 

It will give you something to fall back on should the work not be done how you want and gives a contractor clear expectations, which is all-around helpful.From a Contractor's point of view: I used it (detailed Scope Of Work) to hold the customer accountable and keep the job moving.
