FYI the number of open houses in July and August drop pretty dramatically because the number of buyers out looking drops. 

There are a number of other factors that need to be accounted for:- what's the outlook for the "average" neighborhood over the next 5, 10, 15 years?

Where a property is in relation to major amenities such as shopping, dining, recreation and entertainment, and the ease of travel to these locations can certainly affect your property.Another major thing I look at as well is what the employment outlook is like in the area. 

Marina Bay Sands had a fall of 20% in profit at the end of last year.If you haven't yet, take a look at the CBRE & JLL property outlook papers for 2019.

Further, Arizona continues to far outpace national growth rates.The outlook for 2019 remains solid for the state and nation.
