Since they are rock star tenants I would let them know if it helps them stay "I can leave rent where it is for the next 2 years, because as you know the School taxes just went up and so did the insurance, in order for me to keep renting it out at the $2800 I am taking a loss, but you have been such great tenants I am willing to do that".

In the mean time, you never did a deal that got you paid.They come with various "poster children", typically HGTV "stars", but it is all the same program and "back office" people, and it/they come(s) out of Utah.

I don't have the time or energy to knock on doors every month to attempt to collect rent, or worry about crime.

@HAILEY ERSKINE Why not pursue purchase money mortgages...no banks, no credit checks...your energy and cash outlay needs to be focused on marketing, not looking at MLS deals through an agent...or buying retail property...

In my experience I didn’t notice windows lowering the  energy costs much, certainly not to the point that they were a good investment by energy standards related to heat bills .

For the best job to help you with investing I would say go be a personal assistant to someone who is a mega star in your area in real estate investing.

Don't shoot for the stars right from the start otherwise you will never get started.
