HOWEVER, I agree with the notion which says THERE ARE DEALS TO BE FOUND EVERYWHERE, I am currently looking to the outskirts of Toronto for properties and have found really good commercial deals with excellent long term leases with big time corporations.

Point is, what Gurus are actually selling is certainty, the notion that if a person buys there package it will be like buying a McDonalds vs starting a new restaurant from 0, and yeah I have actually heard some say exactly that before. 

Eric,I totally disagree with the notion that millennials have less opportunity then previous generations.

Stagflation (high inflation, low economic growth) is here...and no one knows how long it will last.The notion that current rates are "normal" ignores that current property values are not. 

@Michael Bruns - I own a condo that I currently rent out and make a few hundred a month.

And a notion of any note worth fed rate decreases any time soon are a mirage.

@David Oldenburg I don't know what ATM, QM or ATR are but I've been operating under notion that RESPA, TILA, SAFE, DF, CFPB don't apply if you can fit the loan in a "business purpose" box, carefully of course.

For now this will only distract you from what you should be doing: deals.Before I get killed here by team technology here, let me say this: I appreciate the notion of "starting professional", but in my 15 year experience working and mentoring a lot of new investors, software, websites, logos, business cards and entities etc are all "shiny objects" that serve no real purpose other than mesmerizing and distracting from the real job on hand, which is buying properties and renting them out.Software and automation have it's place, when you have grown so big, that this is becoming a bottleneck, then it is a solution to an actual problem.
