If the condition matches what the owner has conveyed, we move forward.

I currently use Mint with categories matching IRS Schedule E's usual plus tags for each property.

I'd dig deep and search for your goals in RE and then see if the investment matches your goal.

I have tried a local bank here but my DTI and CBR scores didn't match their requirements and the loan officer wasn't very interested in even working on anything commercial.  

Do the numbers match up?

Be careful though because sometimes the owners mailing address may not match their physical address so pay close attention because that’s probably a rental.

It will be difficult to find a realtor and property that match your wants (not saying impossible, just difficult).
