Only paying tax next year April 2025Learnings that might be valuable to the BP community:- summary highlight reel of returns https://www.facebook.com/reel/463607949581515 (bought for 395k, 3.75% 30yr fix, took 60k heloc out, cash flowed ok, water bill usually $3-600/m so bad etc) Put on new roof 19k, upgraded w new paint, vanity, boilers 10k prior to selling in April.- buyer was NACA 0% down, and they will occupy 1st floor unit, got lucky as they fit well into neighborhood and love the house.

A list of 25 buyers doing 20+ deals a year is way more valuable than a list of 100 buyers that are each doing 1 deal a year.

Sometimes you can tell because of rust staining and buildup on the outside of such affected pipes, but even without that they can be weakened considerably from their original state.On the drain side galvanized branch drains (1.25 through 2" galvanized pipes) can also rust out or clog up as the rust on the inside is very rough and catches hair, grease, and other debris and will eventually need aggressive rootering, which if the pipes have rusted enough may open up holes in them.I should note CAST IRON (hub and bell) old sewer pipe, at least the 3" and 4" stuff seems to have a bit longer lifespan than galvanized steel; it still rusts but doesn't crumble and flake and encourage blockages like steel does, so an old house with a cast 4" sewer stack you may be fine for many decades more if you just replace all the branch lines going into it but leave the main stack.

That said, while I think a great mentor is extremely valuable, Michael, we have hundreds to thousands of members on the site who came here because the quality of education that they got from a crappy mentor or guru wasn't worth a pack of gum.BiggerPockets isn't the answer for everyone.
