I am a commercial GC  by trade and I build these projects for clients.

I won't give my money to somebody to invest in A, B, C and D who's a jack of all trades and master of none (this is obviously no personal judgement of you).

Its a trade off compared to buying something that needs work - this would require a larger up front investment for a larger cash flowIts not a good or bad strategy, its more about what is more important for you right now.

The most important part is the team. if you can build a killer team of handymen, cleaner, and a couple trades you can manage anywhere.

What is your contingency plan if this trade war and stock market volatility trickles down into American real estate and property values drop 25 to 40% in the next few years?

In fact, you can move the ownership now into and LLC or trust (without selling), which is actually probably a good idea if the plans are for you to inherit the property (helps with probate etc).I am a fan of “trading up” meaning selling one property to get into a better neighborhood or better house. 

We do as little as practical ourselves and trades do the work, it works fine for us.

I think a more prudent (and achievable goal, not to mention far less financially risky) would be to start free classes/seminars to teach them how to delay gratification, increase their education and earnings potential, find quality and affordable child care (perhaps creating a "swap group" within your group for free trade-off CC), learn how to properly manage finances, and all of the other tools needed before you can even begin to invest in real estate.

But a good agent has plenty of trades on speed dial. 

I don't know about you, but for me personally, I will trade $1600 for $28,000 as many times as you will let me.
