Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.

@Bruce Woodruff... your red flag comment I would not usually comment on. 10yrs I ran my own HVAC business with only one call back and one complaint to BBB, and that was due to a person bitching that I wouldnot come fix an issue with a thermostat that an home inspector stated the emergency heat did not work.

TENANT may change or install new smart locks for ease of guest entry, install smart home devices, smart thermostats, but will not paint, or wallpaper said premises without OWNER'S prior written consent, TENANT will not place placards, signs, or other exhibits in a window or any other place where they can be viewed by other residents or by the general public.

Most of my tenants keep the thermostat at 78, however, some tenants want the temp lower than that, and we get a few complaints each summer if they think the A/C should cool the house to say 74 degrees when it is 113 plus outside.I agree with Joe and Theresa, I would sell, then look for rental properties that will fit your criteria that tenants will be competing to rent and want to stay long term.
