To not deal with the 9 to 5 bs, and here I am just turning 30 this year and a lot closer to that dream, but the difference is, my mind has had time to grow, cultivate and experience more.That within itself has shown that this 9 to 5 isn't as bad as I thought it was in my youth and that you need it to sustain you until you reach that point of leaving it.Be patient, think outside the box and take calculated risks in your decisions over the next 10 years and these thoughts and depression will seem like child's play compared to the happiness you will reap from doing so.

I just take huge risks, apparently.Now I've found lots of alternative CPC sources that aren't as ridiculous as Facebook/Google (as an aside, 99% of what you see running on these sites is material that they would ban, except they are being "cloaked" by affiliates...basically the ad revenue that sustains these massive companies comes entirely from people whose ads they explicitly ban..something you might want to know if you own any stock in them).

All the high volatility makes the market hard to predict and hard to sustain healthy growth.I am hoping for more than 2% appreciation but as long as we stay positive and don't dip into the red I will consider it a win for Vegas.

Where a wholesaler brings value is through finding great deals no one else has access to... and these leads require time and money to develop, whether it be marketing to absentee homeowners, probate, etc.Wholesaling MLS properties isn't impossible (I've seen it done before), but I don't think it's a good way to build a sustainable business model.

Hi Jay ,St.Louis is just a an option i'm considering , I'll be doing a lot of planning on selecting a location once I'm there but for me its basically about building a portfolio of cash flowing properties to a point where it can provide a sustainable income ,I can speculate a lot from here but once I touch down and get into is where ill do all my learning , hands on , good or bad.Thanks Jay

The big pluses engineered hardwood are:it is more stable than traditional hardwood, so are less likely to cup or twist;is more sustainable to produce than traditional hardwood (makes resources go further);some are available with installation methods/systems allowing for easier installation than traditional hardwood.

I was told that generally land will sustain 1 hunter/100 acres so the maximum capacity would be 4 hunters at a time.
