Bank portfolio program just means the bank hold the paper/mortgage and services the loan so they offer lower down payment options.

Once you have all of this in place you can shop for deals.If you have a good loan officer, they can pump out a term sheet for you within minutes once you find something viable on paper.

I think a couple of things you could do....stay with same title company, but ask them to write it on different paper that will allow you to do what you want to do.

Here's my experience summarized about the Midwest. https://www.biggerpockets.com/forums/48/topics/1165499-whats...The "cash flow on paper" for Class C Midwest (which is almost non-existent with 7% interest rates) will cost so much in repairs, capital expenses, tenant issues and it won't appreciate enough to make up for the losses.
