how to start: what would you do in this situation

I have been doing very suboptimally (e.g. taking a large stake in money market instead of riding on the stock bull run). Here is my current situation as I start to consider investing in rental properties; the fact that I am starting to look into it probably means it's already too late and would only go downhill.

Stocks and retirement: I have a solid amount here, and am taking care of annual contribution to the retirement account.

Cash: too much in the money market. Say more than mid six digits. I should have put all this into index.

How can I play with the cash in the coming year or two. For instance, I can invest in midwest or southern states. Can even buy 100percent cash in many areas..
