So, all in all I'd say AHS has been a wash.First American Home Warranty has a really refreshingly easy user interface and I've enjoyed the ease of ordering and ease of filing claims, but so far they've been adequate at best.

I do have a few groups like that, and trust me, with the way this country is right now, it can be very refreshing and relaxing and yes even fun to hang around and chat with folks that agree with you.

IMO, you should get them out, refresh the property, find new tenants to start over and get market rent as soon as possible.

I have talked to a lot of people looking to crack into the market who have done a large amount of research as well which is refreshing, but never stop soaking up knowledge.
