Here's one that AAOA (American Apartment Owners Assn) partners with: https://www.american-apartment-owners-association.org/solutions/rent-collection/It's a flat fee service - and generally once the tenant finds out "it's on his permanent record," it gets paid.Hope this helps; sorry you're having to deal with this in the first place.

I'm not sure if I'll be able to actually start investing any time soon since I don't have a ton of money saved up and don't have a permanent job, but I'd love to start as soon as I possibly can, so if you guys have any tips for me I'd love to hear them!

The former is a simpler situation while the latter will give you fits with both lending and insurance.As far as the loan goes:  on the permanent mortgage market you'll most likely be looking at a commercial loan (same as anything else over 4 units, or anything 4 units and below that won't be hitting the secondary mortgage market).
