It’s hit and miss, really need to deeply understand what they offer, if they will work for you or against you, whether they sign the lease or you (I prefer me, to reduce that lock jn). 

@Luke Tetreault I am new myself and working currently to get to that point, but what I intend to do at your point is to JV on deals or offer PML for high turnover deals (EMD/ Double close).

I was recently offered this, wanted to get feedback, questions, etc. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

If someone instead offered 35k to assume the loan and deed to the property, what are the hurdles to that deal?  

Don't be afraid to look at other markets since you are not married some states offer better purchase to cash flow ratios.States like Indiana, Ohio, Tennessee, Georgia, Florida etc.   

Since I didn't have my own listings, I offered to other agent's to sit their open house.
