So check the contract again to verify.I like @Wayne Brooks suggestion of finding out the needs of the seller and offering a delayed closing if that would help their property search!

The difference between saying that your rental in the same area cash flows $372/month versus that the average in the neighborhood is $300/month is gigantic.

1) Research Zoning of similar property2) Do search with same zoning criteria with propertyradar or have title company give you a list.3) Possibly filter by satellite photos to eliminate undesirable topography.
