Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

It depends on the neighborhood and maybe even what improvements that hypothetical home built in the 1970s got.

I don't know your market at all, but it's common for neighborhoods next to the hospital to not always feel safe to out of town nurses--- so just know proximity isn't always the main point.

It is in a nicer neighborhood of a small city. 

Because my favorite property is my D neighborhood property in the hood.
