BTW, dogs and miniature horses are the only animals approved to be a service animal under the ADA.So, if it can’t meet the requirements to be a “Service Animal” then it is not required or covered by the ADA.

Stay away from Pine Hills (Unless you're looking for section 8 and/or Class C-D SFR/Multi-fams) and select areas of Metro West.

Just telling you what I would do, and admittedly I'm a little bit more of the self-managing mom and pop type, I would drop the rent so that my unit was competitive, desirable, and I'd have well qualified applicants pining for it and then you'd be out of the position of pining for a not well-qualified tenant.

My favourite remodel was turning a garage into a recording studio all done in tongue and groove pine. 

@Aaron H. there is a hard money company Pine Financial Group that has begun reaching out to the western slope (maybe more specifically Grand Junction but I don't know that for a fact).

It bordered the national forest and about 10 pine trees 40-50 feet high. 

We were heading back up highway 97 in 2020 and came across a 38" thick Ponderosa Pine down across the highway.
