Makes sense because they are actually helping out disabled and injured people like veterans and such.But an ESA has a few ways around accepting them.....and as a matter of fact, the HUD has been cracking down because of the massive fraud surrounding this in the past.

If someone injures themselves and sues, they will be suing the LLC and not you personally.

Yes; if for whatever reason your tenant gets injured or any guests get injured in specific locations, or if there is a problem with the lease, or any other number of issues that may come up you could be personally liable for damages that result, and insurance may not cover the entirety of the damages.

To protect you from them not being able to finish the job, getting mechanic liens placed on your property, lawsuits if someone is injured on the job.

To be a little more blunt, if someone is injured as a result of your negligence at one of your properties and you have all your assets in one LLC or 100 LLCs and you dont think their attorney is going to peel away the layers of your LLC(s) and go after everything you have you are either ignorant or sadly you are misinformed. 

I bought a building with 3 (what I call) predatory renters who hate there lives and are looking to injure the landlord. 

Id be afraid of them doing poor craftsman ship, and or injuring themselves and in turn suing me.

What if they get injured (or claim to be) while doing this and sue you?

That said, when someone is seriously injured or killed on your property, you can just assume you are getting sued.
