If you're using a PMS you must also use a guest verification software..like Autohost.

Next, you could use rental tracking software, but really, 3 people are paying you monthly (plus what you pay every month); software might not be required at this point.

@Chase Cline I agree the setup of multiple accounts can be cumbersome initially, but using accounting software (QuickBooks, Xero) you can have multiple bank accounts linked to one file.

The reason you are not having luck is because a very obvious logic yet completely ignored principle real estate investors refuse to acknowledge.Here goes.NOTHING can target motivated sellers.No list, no gadget no software no "Deal Machine", no propstream no NOTHING!

If someone recalls payment fraudulently through an online software, then we move to certified funds only for rent immediately.

I was informed they don't speak to borrows ( not a red flag yet), just thought maybe they didn't speak to me because they didn't want me to influence the  appraisal value of the property.  

We do complete kitchen and bath renovations and re-designs often down to the studs which far exceeds a typical turnover renovation where you'd maybe do minor repairs, paint and lay floor.I think I could probably manage 200+ units using Buildium property management software (or some other full featured app) without breaking a sweat.
