Ofcourse I can leverage others money to invest but it makes it a whole lot easier being young to show to a bank a track record of strong flips with a private lender and a strong W2 job to keep my "stable".I have a unique situation where I have been immersed with real estate investing since i was about 15 (im 20 now).
