Junior In College Ready to Invest!! Need feedback

Hey Y'all,

Im currently a Junior in college in VA, and am in the stages of getting my first real estate investment. I have been immersed by real estate working for investors on the construction side doing handyman work, as well as learning along the way finance, networking, project management, etc. Now getting a more formal business education, I have taken the skills and really honed in on my real estate knowledge. I am working through if i should flip or rent as my first flip given the rates being where they are at and my capital being limited. Im struggling with analysis paralysis about what is the right choice, but of course always here its better to just take action even if its not the best deal. Any advice?
