In the last 18 months various states have instituted new rules, regulations or laws related to (1) need for licensure to wholesale (2) restrictions on marketing of a property in which you do not have ownership and (3) disclosure requirements when dealing with a homeowner that makes it clear to the homeowner that the contact signed with the wholesaler is not a definitive “sales” contract, therefore making it less likely home owners will sign4.

The company lists single family homes in certain targeted markets and, through their “knowledgeable investment counselors,” put sellers (the owners of the various properties) and buyers (who they educate, prepare and counsel) together and in the process Norada Real Estate Investment receives a marketing fee.

I work from home and my hours are very flexible, so I can do all these "busy" activities on my listings. 

I was briefly with realize properties, ERA, and lastly went with Heart and Home.

This includes trips to properties for evaluations, trips to Home Depot, etc. 

For a land cost of $150k, how would you think about how much the completed home would need to sell for to make that land cost worth it?

Well, a lot of life happened and now I am getting back to zero no debt and I'll be renting for now and I am considering a duplex to buy cash or maybe land and some sort of unconventional home but still purchasing cash.
