The gas furnace and AC are very old and defunct.

Walked roof and says roof looks ok , but wood rot in attic from prior leak and water stains on roof but not wet at time of inspection.

We are trying to negotiate a lower purchase price (I'm hoping for $275k) and found out tenants pay for gas and electricity. 

She did express to me that there was a leak under the sink.

But next quarter I had to call the guys about the high water bill & have them check for a leak.

Almost blew up when the gas was turned on due to an uncapped pipe but that is a story for another day.

The remaining $47k is a bunch of other stuff like new HVAC, sewer lateral, electrical, chimney removal, siding, water heater, relocate gas meter, etc.

Cost of machine, repairs,  water, gas, electricty is a lot.  

Now the city is requesting the following:1) Energy compliance documentation2) Mechanical (HVAC) Drawings3) Plumbing Drawings (Hot, cold water waste and vent. gas)4) Electrical (Complete Drawings)What kinds of people do we need to hire for these drawings and plans?
