If you increase those three expenses, you're probably closer to breaking even on this property, which in my opinion - the juice isn't worth the squeeze. 

Not sure the juice is worth the squeeze for many.

We were wanting to buy them and plant fruit trees on them—ideally 12-15 trees, some early season, mid season, and late season apples.

Taylor, Douglas, Samson, Fairfax are all no name brokerages with low fees to hang your license at if you feel like you wont really be doing any business.The other question is....is the juice worth the squeeze.

If you have the capital for purchase and repairs, multis can be very fruitful. 

This isn't always that fruitful as they are going to give you their happiest customers, but if they can't provide any, that may be a red flag.11.

Ask some local realtors/friends/facebook for references, pick guys up in the parking lot at the Home Depot in the morning, hang out at local hardware stores, stoop to craigslist, or do like I do and hire your redheaded stepson as an assistant, snort some go-go juice and get it done yourself.  

We have seen a few multi-families come and go on the market over the last two months but we know we'll need to act quickly to nab one that will prove to be fruitful.
