Now I tell new tenants to feel free to move anything around except the fridge, stove, washer and dryer. 

Expensive deferred maintenance,  Turnovers from old tenants , furnace died  , city wanting me to replace an entire sidewalk section  , plumbing Leaks ,electrical problems , my insurance canceled me a fridge died ,bed bugs , roaches ,tenants refusing to pay ,a stove died and one of my few paying tenants even died in the unit  !

My current tenant has asked about her ice maker in her fridge , and about putting in a car door from the garage to the house and letting me know she has her brother and girlfriend w/ baby and another cat .

If they perish inside the smell is Horrific, plus it's just the right thing to do.If the pets will be there for more than a few hours, make sure they have enough food and water to wait it out.A box of Purina at the 7-11 is a couple of bucks, and a big bowl of water.Call the emergency contact number on the rental agreement and let them know what's going on.Put the food in the fridge and freezer in a garbage bag (if power goes off--it rots).Vehicles, ask the Sheriff, and try to get the keys (unless they "Custody" them).Will the relatives pay the rent--I doubt it.Say a prayer for the deceased.Good Luck!

So for example if the house has a 20 yo fridge and the tenant breaks it I cant charge them for a new one.

Would have still worked great as a BRRRR but with everything going on, we decided to cash out now so we can chase bigger stuff.Here are the key stats:- 2/1, 945 SF house in Sans Souci neighborhood of Greenville, SC- Purchased from a wholesaler for 65K cash- Final rehab budget came in at 57K - basically new everything minus the major systems, had to replace subfloor/ a few joists in bathroom due to previous leaks, removed a wall between kitchen and living room, new appliances (minus fridge), new patio, privacy fence, removed trees, vapor barrier, insulation in crawl space, etc)- Sold for 160K in 3 weeks- Netted about 24K after holding costs, commissions, closing costs, etc- Entire process (initial purchase to closing) took about 6 monthsBiggest lesson learned: we did too much! 

That seems super tacky to put a news article on your fridge, to someone who's already paying you money, that is talking trash about your competition.

I have multiple message reminders, it's written on laminated sheets on the fridge, and all guests are notified when they check into the community about this issue.Any thoughts about compliance?

Trying to make basement feel like it’s own unit, has wet bar, hot plate and mini fridge for a small Kitchenet.

Ours was a little tricky because the tenant was friends of the seller so there was no lease, no security deposit and they own the fridge and dishwasher.
