If you need to replace carpet, I'd put in something else that is more durable for a tenant. 

It feels like we could probably put this in now as it's a durable surface. 

Some of the laminates they make look like real hardwood and they're pretty durable especially if you get one that is water resistant.

I’m planning on doing the same style floor for the entire space so I’m looking for waterproof because of the kitchen and durability because of dogs.

We also chose upgrades that are durable and will continue look nice after tenant wear and tear.
