I guess I am having trouble identifying discrepancies in sometimes what I hear on bigger pockets compared to what actual cash flows might look like.

@Troy Fisher .... thank you for your answer......so if discrepancies are found with areas that are outside of the ownership realm of the actual condo unit itself.....would it be the responsibility of the HOA to fix any discrepancies?

I pulled out of a deal there recently because there was a pretty substantial discrepancy on the num of units lol  

I never got a good answer from them about the discrepancy other then "thats the rates we pay for this area", which is even more perplexing because I have 2 properties under the program at that HUD office and they pay more then what was on the sheet they gave me and more in line with what is on the HUD website.

In the future maybe make sure a tenant is present with any contractor so as to avoid any discrepancies.

As far as the leads go, did you call the company who supplied you the leads to ask about the inaccurate names discrepancy?

I bet the amount will be higher...then again who knows but at least I can cut out ANY discrepencies!

Pete, you're correct regarding the price discrepancy between neighborhoods.

I pulled a list in 2 zip codes specifically for 3 families, 91%-100% equity and found a bunch of discrepancies that ranged from management company addresses, converted condo units, or recently purchased properties.

Also, if there is a big discrepancy in rents, in many cases a rent gap coverage can be offered.
