I now offer "limited service" as a PM for 10% which includes marketing on 20+ channels, 24/7 guest communication, daily pricing, automations and software connections, but it is 10% of revenue. 

Given the fact that the Baby-Boomer generation is retiring and interest rates are high (making a buyer's market) I should be in a good place.

I would consider getting 1-2 deals on market before you purchase off-market.
