What is to stop the wholesaler from creating two sets of identical trust documents and selling them to two different end-buyers, thus screwing one or both of them.If nothing is filed with the state, how do the end-buyer know that he is the "real" owner of the trust, as opposed to someone else?

@John Boby Most umbrella policies (personal and commercial) are nearly identical.  

., people don't want competitors to know that personal information/identity..., people want to keep personal and business separate...I might get the resident agent service for $50 because that's not much...but maybe I'm missing something because I don't see it too bad to use my address for the LLC.

You may want to think about that in terms of getting your customers attention with your marketing....ie if they have gotten 10 other letters identical to yours, why would they call YOU?

Mortgage logic is that if they can't back up their stated income with tax returns where they effectively made similar/identical statements to the IRS then they are either lying to us (mortgage fraud), or lying to the IRS (tax fraud), and either way we don't want that business.No reason you can't borrow that approach when qualifying tenant applicants.
