The past owners opened a few walls to make it a single family, but left both kitchens, both stairs, etc intact, so to make it a duplex will require closing a couple doorways.Are the other homeowners willing to reimburse you the $1000 if you walk away?

We used it in the entry way and on the stairs as well.

I'll update as we go.Exterior: Replace roof, repair exterior siding/trim and paint, replace front stairs, replace front porch railing, repair front porch deck and replace garage door (and trim those bushes so the front porch isn't hidden).  

Stairs and decks The mobiles we bought came with simple wooden stairs for one door. 

Stucco applied here is just a raw cement (gray) color.

If I change out the kitchen, do some cosmetic work, add a half bath and make the basement stairs easier to go up/down, MAO comes out to right at $200K.

Will if fit down the stairs?  

You need PVC cement and "purple primer".
