I would suggest turning the water off to the toilets because if the flap needs to be replaced or it does not fall properly when someone stops by to check it can run up an enormous bill real quick.So that the house does not get broken into, maybe add a few light or music timers and a simpisafe type alarm with monitoring.

But the handy man is there for an emergency, broken window, sump pump problems, door won't shut etc.I want guys working on my houses that do not have that creepy factor, it sounds a little silly but my tenants are about 75% female college students so I can't have guys lingering around, they need to get the job done and get out.

I would also just make sure that you're looking at other things such as all of the appliances all the furniture silverware things like that and make sure you have a way to track them as well as if they're broken who's responsible for them.I would also take into account the cost of cleaning the unit in between tenants I don't think a lot of people calculate the cost time or effort And that could definitely cut into your margins

You can crack and break tiles if you move (and/or drop) heavy appliances across them.If you get discount tile (which may be on close out) make sure you have enough stored that you can replace the inevitable broken tiles over the next several years.

Don't be scare of slate roofs, they're common and not an issue, just always have a slate guy go and inspect and repair any broken/missing tiles and flashing on day 1.
