I don’t really have a passion for the insurance industry , but it pays me a good salary and I will have the opportunity to make a lot more with bonuses and it also has good residual income .

Talk about a wonderful bonus.

@Dave Ventura, I always recommend to invest for cash flow not appreciation but try to invest in the path of progress to increase your chances of an appreciation bonus. 

Have you outlined the bonuses for staying in a condo vs apartment?   

As a bonus, you can take the opportunity to build your team and vet a decent real estate agent. 

This duplex with a bonus 3rd 1/1 unit just went up in our neighborhood.

Depending on the cost of the property and your specific situation it may be advantageous to look into a cost segregation study which will allow you to take advantage of accelerated depreciation and due to the new tax law maybe even bonus depreciation depending on when contracts were signed to purchase the property (after 9/27/17 qualifies for 100% bonus depreciation on assets with life of 20 years or less - the 5 year tangible personal property and the 15 year land improvements in a rental) If you have any questions on how that works feel free to PM me.Hope this helps.

I figured out that I came into this world broke and naked and best I can tell I will leave the same way so anything extra I can get in this short life is a bonus for me and the Last I checked I’m still breathing and able to move so I am going to make hay while the sun is shining .the wise words of a great philosopher and theologian named Ted nuggent sum up my strategy .. “ your born over here at point A .. and you die or here at point B , the goal is to kick maximum a$& in between these two points . “

There is bonus space in the back of the house we could put in another bathroom as well.
