And I underestimated how much upper-body strength, patience, and experience you have to have to perform this kind of work, even things I thought were simple, like installing floating flooring and tiling a bathroom floor or backsplash.

Theyre pretty rough now so I'll be needing 24 entry doors, 14 or 15 sets of entry locks (extras for swapping at turns), flooring, light fixtures, 12 kitchen countertops and backsplashs, lots of fridges, ranges, hoods and the list goes on.

if you are flipping a house, you want to use nicer products that perspective buyers will like and will think a lot of money was spent on, example, you may tile a kitchen floor vs putting in linoleum which you would do for a rental. tile a back splash in a flip vs a 4" back splash on a rental. a lot also depend on the area, you do not want to overspend on items for a flip if all the houses, including rentals, have the same materials in them. throwing money into nicer stuff in an area that doesn't call for it will not bring you extra money for the property.
