I don't know but I want someone's opinion because I feel like a crazy person.I was thinking what if I found a property that I wanted to wholesale and I got it under contract with the seller but then it turns out the seller isn't the owner of the house or has no affiliation with the house at all.

In my area, the water company is an affiliate representative for some third party insurance product that covers water lines and sewer lines on your property; you might have something similar available there.
