@Krishna D. it all depends developing in the country you make more money than residual income because the cost to build is very cheap compare to states.

You're basically paying off an asset that will have virtually no residual value after 10 years (unlike real estate). 

You'd need 3/4" plywood, 1/4" hardie backer, liquid nail for applying the hardie to the plywood, tile adhesive (was actually cheaper at ACE), Finish nailer and nails, masonry bit and small screws (secure the hardie to plywood in addition to liquid nail), backsplash tile (floor and decor in Houston) and grout (unsanded).  

Do you want to collect the trash and clean up the oily residue?  

I call this a "clip-and-flip," where i acquire rural county "Sending" properties , clip off their TDR credits and then flip the post-TDR residual land, often for about what I paid for it.

Although now they have the adhesive that you can use and it holds a lot of weight.
