Clarendon is small,  no Walmart type small, but they do have a local college. 

Small towns are ok, but ideally there would be a Super Walmart in the metro.

This was one of the largest companies in the space with a 100 year old history and its customers included Walmart and it was still a tough transaction because of the single tenancy risk and the lease was rolling prior to LED, at that point it becomes a business loan as opposed to a real estate loan.

Based on google maps, the area looks decent and there are several amenities (Walmart and Sam's Club) around the area.Rajan

For my level of cooking skills, one stainless pot and one knife from Walmart is plenty.
