I am seeing a lot of 3bd/1ba with garage or 3bd/2ba with parking driveway (uncovered).

While my investors benefit from my travel without incurring the cost of traveling themselves, I'm sharing as much information as possible here so that pretty much anyone can benefit without having to pay for travel costs just to uncover that a location you were interested in isn't actually a good one.The timing aspect is a little annoying.

Every flip has at least a small chance to have a $20,000+ problem that's uncovered mid-reno.

A buyer doesn't have to sue you, they will simply go make application for their take out loan to pay off the investor and the deal is then disclosed and uncovered by any lender.

I’ll be sure to dive deeper into the statistics and see what I can uncover.

Maybe an attorney or experienced agent could have uncovered this problem before the sale.

It is the only true way to uncover the "true" tenant behind the ""potential" tenant that was presented to you.  

My original lender rejected the deal because for the last 50 years the home was used as a funeral home on the first floor with an owner-occupied residence above (they uncovered variances with the city indicating such).

Most of them would entertain an unsolicited offer but you will have to do a significant amount of research to uncover who the owner actually is in order to deal directly with them.   

I think one thing you can do is identify a market where you may be able to uncover potential deals.
