If you built an oak deck that went over the property line by mistake you would have to spend money to redesign the deck.

The road is not in, the water main not installed, the sewer main and laterals not installed, etc.Just having the engineering done, and the plan approved, adds significant value to the land, and makes it attractive to a developer who now, doesn't have to go through all that work.

I have no idea how much it would cost to pull carpet out, install flooring or any remodeling.

 In 2015, i had radiators installed on the 2nd floor (bottom pic).

I would then buy all those interior design pieces and install.

Alternatively, if I left the unit as is, or added a bedroom for a much smaller cost by removing the dining room, I could rent the entire unit out on a short or medium term basis, for at or above the monthly cost, then look for a separate house hack with a bath already installed.

And your accountant has the option to treat the 1031 as an installement sale with $1 mil received in the year of sale and the other $1 mil received in the next tax year.
