Hi Everyone -I'm about to start a flip and I was looking for recommendations on painters for this area.

Predatory dealing is taking undue advantage of another, charging more than the value provided in consideration of the money exchanged.When a service is performed by anyone, your doctor, attorney, CPA, trash man, painter, lawn guy, fees for services must be in line with similar services in that industry, if fees are excessive as to acceptable practice they may be seen as predatory or gouging the consumer.

My name is Patrick O'Neill and I'm a general contractor/handyman and interior painter from Philadelphia, PA who has recently become very interested in real estate investment. 

The smartest thing I did was find a good and reasonable painter.

As far as painting, I might allow it if a licensed painter did it and I approved the colors.

Some painters will use a heat gun to loosen old paint or wallpaper.

I'd like a contract to be as clear as possible so clients can plug and play. aon the GC side changes are pre-determined mark-up on materials 15% (surcharge 15% also for removed scope, and +15% material handling fee/markup), then labor rates are pre-determined also 55/hr electrician/plumber 45/hr painter, etc.

I say this because whatever issue that comes up can be resolved quite easily contacting the: plumber, electrician, handyman, painter, roofer, etc.  

I was counting on her to organize the painter, electrician, plumber, etc. to get the property turned around quickly. 

As much as I would really, REALLY love to have a robot painter, Ray Hespen is right.
