So we tore out all the boxes & have not had a problem since.However, we also found the odd switch/outlet with worn electrical wire interfaces that would cause sporadic outages.

I think you said that you recently renewed your lease, thus the new lease date is almost certainly after the Lis Pendens was recorded, thus I don't think it matters that they did not serve you, even if they were required to serve you.Although it is possible that the (former) owner didn't know about the foreclosure, the odds are pretty steep that he is lying to you.

We used a friend of ours that is a GC for most of the renovation, we did some of the work ourselves, and found some cheap labor for odds and ends around the house that our GC didn’t do.

If you want agents to shotgun lowball offers to finally get one accepted to rehab and flip a property then the odds are low you will find an agent happy to do that.An example would be showing an agent you have 50,000 cash to put down on a flip and are using hard money for the rest.

My opinion is that wholesaling is probably the most difficult strategy to master.If you have remodeling skills, the odds of making any real money, are much greater buying, fixing and selling.It would likely be much easier to find someone in your area to team up with/teach you how to make money with a fix and flip, then to find someone to teach train you how to do a wholesale sucessfully.
