Or if the client is trying to sell a mixed use asset like a convenience store restaurant or motel, they will frequently try  to negotiate higher allocation to the land and building and a lower allocation to the FFE (fixtures and equipment) since only the land and building can be included in a 1031 exchange.When and if you finally sell without a 1031 exchange a higher land value can certainly be a huge tax mitigator!

I also painted all the interior doors and put on new door handles and am changing out the light fixtures.

Apply for a CUP on any that qualify.

Kept it simple new cabinet color, new fixtures, new appliances, remodeled the bathrooms and kitchen.

The Condo Bylaws and Declaration for your association will spell out what parts you own (could be sheet rock, cabinets, fixtures, etc.).   

Updated electrical panel, new water heater, reconfigured kitchen with new doors/drawers, new countertops, new sinks, new plumbing fixtures, new appliances(seller provided), new flooring, new interior doors, new vanity, detached single car garage, new garage door opener, and newer heat pump.

If LTR, do you believe the rate is Increased  because of the updates you are planning to do ... w/d , fixtures etc. ? 

IN most states plumbing fixtures etc are stamped state approved from shower inserts to all other things.. 

So this is not my kind of Hotel to stay at, but when I seen it I immediately thought this is the kind of Hotel I would go to have an upscale business breakfast (and less often an upscale business lunch) during the week.Show up, park, go inside sit in a nice lobby, a waitress offers me a free coffee in a cup and saucer, while I and other businessmen (so few ladies seem to do this) sit and wait for the Restaurant to open at 7am or whenever.This works if the Clientele of the Hotel matches the intended restaurant customer.
