There're two facts that you may not aware (and I just aware of this too) :- Significant chunk of cash-buyers are now increasing 50-100% in some markets, in fact it is 50% in mid west.

You might also consider further west, like dunnellon or citrus springs.

The metro area is squeezed between the Everglades on the West and the coast on the East ...

Because you are right 10k a month does not go very far if you need to pay others to take care of things for you.. not to get totally off track here but there is a Motorcycle ride from Oregon to I think MO or Kansas that is all off road.. at least the wild parts of the US west might be the JV compared to what you did.. that looks like a great trip.

This may/may not help, but we have a property on the NC coast (BHI), and we just went with a combo of a simple gas grill and a simple charcoal grill. 

A lot of out-of-state investors from the east and west coast are investing here due to the crazy growth over the last 3-5 years.
