Building relationships and a reputation like this will take time, but that this would be the end goal to establish a network who views you in this light.To summarize, you need to figure out a way to demonstrate that you are not wasting their time and that there is something of value in it for them if they work with you.

It will cash flow very nicely.Back and forth:I spent a good 2 hours preparing, just writing out the bullet points, starting with additional questions for her, moving onto some of the new issues we found with the house, summarizing the repairs needed, then working into reminding her of the reasons she wants to sell.

HI John,I'll try to summarize it to make it succinct for you:- I can use 1 year tax return based on your most recent year - you would like this if you're last year(2013) is better than your 2012 - you can use 75% of the "lower of," gross current rents or appraisal value determined by the appraiser at the time of appraisal.

We were hoping to release $200k or so, but that wouldn´t work for them as the mortgage repayments would be too high as a percentage of the net rent.To summarize, it seems that our "problem" is that we want to release equity on a rental property that has strong appreciation (prices have risen a lot since we bought) but modest rental returns.

In this VERY summarized version I also check the property for repair costs, get contractors to the property, check ARV, do a title search to make sure no one else is on title (ex spouse or parents), make sure there are no liens or judgements on the person or the property, and figure out what is best for the seller.
