my first rehab took all summer while i was in college...actually into fall semester, i still was washing dishes out of my bahttub bc i didn't have a countertop in the kitchen....i paid too much for the house, overdid some of the rehab, used the wrong contractors (read cheap, but not professional)..i still have it as a rental, but man did i learn a lot over there!

If you are off-season for getting student tenants though I have had success with changing the lease end date to correspond with the semester end date and offering a short term rental or a few months longer.

But Baltimore is one of the cities I'm considering for my 1st investment because a) NYC where I live is too expensive a market for me b) my girlfriend will be attending Johns Hopkins next semester so I'll be spending a lot of time there.
