I think a sale is probably the best thing sell for what its worth dont let an investor suck him into some wholesaler suck his equity from him.. sell re group and move on.. 

So move forward and add whatever language is needed in the lease to deal with this matter.

In our area 67% of tenants will move locally because of issues with maintenance - which are often issues with communication.  

After a Valentines purchase as well as a couple others, I was able to convince him this was a good move.
