I'd imagine that was what through was going through my dad's head when we were rebuilding a fence (I held the can of nails) in 105 degree summer heat.His motivation can't be mine, mine can't be yours, I don't think you can transfer your motivation authentically to someone else.

Having a few challenges on financing right now since I have a 0 credit rating believe it or not was done deliberately because of identity theft in 2000 now have to rebuild it too.Long term goals I’m 58 so wanting to retire or semi retire in next 10 years not really wanting rental projects unless I meet a great property management team exception to that is I want storage rental maybe a few of them.

I watched an investor from NY go before the zoning board in that town to try to get approvals to rebuild a dilapidated property...they had the guy practically in tears by the end, rejecting him at every turn even though they had the power to approve it.

If you think as year one as a rebuilding year and year two as your first stabilized year, then a sale or refi in year three would be realistic as a short term hold.
