As the property owner you should be able to decide whether or not you want to take on a Section 8 tenant.Typically, the property must be able to pass a "check list" of items in order to be approved and considered as a "section 8 property".

It also doesn't report to Fannie or Freddie so it won't effect DTI.Secondly, sorry just thought of this, but we usually have more meat on the bone and if someone wants to close distressed properties that won't pass a traditional mortgage inspection.

You cannot go and pay a few hundred and pass a class to get it.Now if you wish to get into foreclosures, there is the SFR (short sale and foreclosure resource) designation which you could get for around $300.In all, I think it depends on where you would like to go, and what your clients or other agents perceive what those credentials mean.

You may be able to build with residential loans and numbers on each building (or at least the first, two quads on one lot may not pass as residential) and then get a value on both using NOI numbers being technically 8 units.

I don't know enough on how and what it would take to flip, or rent out a property but I plan to keep hopefully get some properties to flip and rent out.Any advise you would pass a long would be very welcomed.
